A practical solution to the housing crisis

November 4, 2022

Housing supply and affordability is a hot topic forever but have become even more important nowadays, considering the rising home prices we have witnessed recently.

As a professional Realtor, I face this question every day: How can the public in general and our youth in particular, afford to ever acquire their own home?

How would like to own a 2-year new bungalow for a price less than a condo in Toronto?

November 3, 2022

Yes, you can for just shy of $650K. The motivated seller has reduced the price to sell. Comparable properties in the neighbourhood are/have selling/sold in the range of $700K to $800K.

October 15, 2022

When I wrote the blog on Toronto city’s offering of interest-free loans, I received several messages inquiring if similar loans are available in other cities.

Bank of Canada’s aggressive stance to control inflation has not changed the course

September 8, 2022

Bank of Canada’s aggressive stance to control inflation has not changed the course with its, most anticipated, announcement on Wednesday, September 7, 2022, of a .75% increase in the overnight lending rate, bringing it to 3.25%, the fifth increase this year. The BOC started with a .25 percent rate at the beginning of the COVID-19 pandemic.

The experts expect that we may see one or even two increases of .50 by the end of the year.

Market trends after the TRREB report for the month of August 2022

September 3, 2022

As promised in my last blog, here is my analysis of the latest Real Estate market report, issued by TRREB, for the month of August 2022.

Residential Sales Market:

According to the Toronto Region Real Estate Board (TRREB), total sales and purchase transaction continued their downward trend when compared with the same month in the last year (August 2021) but it saw an uptick of more than 11% since the previous month (July 2022).

The Bank of Canada is expected to make the next rate announcement on Wednesday, September 7, 2022

September 3, 2022

Wednesday, September 7, 2022, the Bank of Canada is expected to make the next rate announcement. According to most analysts, this time BOC would increase the rate by .75%, bringing it to 3.25%.

Bank of Canada’s main target has been to control the nearly 40-year high inflation rate. With BOC’s aggressive rate hikes, the exploding inflation lost its steam and we saw it coming down to 7.6% from 8.1% seen in June 2022.

How often and when does the Bank of Canada make interest rate announcements

June 6, 2022

With the recent major rate increase announcements one after the other by the Bank of Canada, many are eager to know when is the next announcement by BOC so that they can arrive at a strategic decision about their home buying or selling decision.

A general perception is that the rate announcements are made quarterly by BOC, which is not true.

BOC makes several types of announcements, one of these is about its decision on interest rate change.
